Your office fit-out: from first ideas to moving in

Your office fit-out should feel clear from the beginning. A well-planned process connects your people, premises, budget and timescales, giving you a route from the first ideas to moving in. You can see what comes next and where your decisions will make a difference.

Creating a new workplace should be an enjoyable experience. There are plenty of details to work through, but you don’t have to arrive with every answer or manage it all yourself. At AMH, we guide you through the process, getting to know your business and helping you see how your ideas could become part of everyday life.

Where do we begin?

Start with what you know. What’s prompted the project? What would you like to change? When do you hope to move in? Drawings, staff numbers, working patterns and budget expectations help, but a finished specification isn’t a requirement for a first conversation.

We’ll develop the brief with you, identifying the surveys and information needed to take the design forward. If you already have drawings or a tender package, we can join at that stage. The aim is to build on the work you’ve done and give you useful support where you need it.

This is also the time to agree who needs to contribute. Bringing the right people into discussions early helps decisions reflect the needs of the business, from staff experience to technology and day-to-day operations.

How will you know the design feels right?

Layouts and finishes become much easier to discuss when you can picture your team using them. We explore the creative possibilities with you, then work through the details that make them comfortable and practical: acoustics, \, lighting, services and cost.

At National Gas, staff and stakeholder engagement helped shape the brief, and 3D walkthroughs gave the team a way to explore the proposed office before construction. Those conversations helped develop the design alongside the specification and budget.

This is where the design becomes personal to your team. We work through how a meeting room will sound, how furniture will feel and how people will move through the space. You can explore the choices while changes are still easier to make, with a clearer picture of what we’re creating together.

What sets the timescale?

The programme needs to include design, surveys, approvals, ordering and construction, followed by commissioning and \. Furniture, bespoke joinery and specialist products can have their own lead times. Identifying them early helps us agree when decisions need making and whether phasing could help with a tight deadline.

Consent needs attention too. Many internal office alterations in England don’t need planning permission, but external changes, a change of use or listed-building work may need further review. Building Regulations and landlord consent are separate considerations. We check the requirements for the project’s location, including applicable Welsh rules, with the relevant advisers.

Every project has its own programme. \’ move to approximately 12,000 sq ft was delivered over nine weeks, supported by an established relationship, 3D design work and regular meetings. It shows what coordination can achieve within a particular brief; your timescale will depend on your own scope and circumstances.

What happens once work starts?

Clear communication keeps you connected as the space changes. Regular meetings and progress updates help you understand what’s happening, what decisions are coming up and how the project is progressing. Where your business remains in occupation, logistics and disruption become part of that conversation too.

We’ll explain how changes are reviewed and agreed, keeping cost and programme implications visible. As completion approaches, we coordinate the relevant testing, operating information, furniture and move arrangements. We record any outstanding items in a snagging list, so you know what needs attention and how it will be resolved.

Our relationship continues once your people begin using the space. Everyday use can reveal an adjustment that makes things work better, and you should know who to call. If you’re planning a fit-out, get in touch with AMH. Let’s talk through your ideas and build a clear route to your new workplace.
